If you're flooring a home you plan to sell in the next few years — or you just want to make a smart long-term investment — not all flooring pays back the same. Here's how the most common options stack up when resale value is the priority.
Hardwood: the safest bet for resale
Real hardwood is still the flooring buyers respond to most positively, especially in living rooms, dining rooms, and primary bedrooms. It signals quality, it photographs well for listings, and unlike most other flooring, it can be sanded and refinished instead of replaced — which buyers and appraisers both value.
Luxury vinyl plank: the best value-to-cost ratio
LVP won't carry quite the same prestige as solid hardwood, but it's become widely accepted by buyers, especially in kitchens, bathrooms, and basements where real wood isn't practical anyway. Because it costs significantly less than hardwood while still looking the part, LVP often delivers the best return relative to what you spend — particularly in starter and mid-range homes.
Where to spend, and where to save
- Invest in hardwood or high-quality LVP in main living areas, where buyers form their first impression
- LVP is the smart choice for kitchens, baths, and basements — buyers expect waterproof flooring there anyway
- Carpet still makes sense in bedrooms, where buyers generally aren't judging resale value as harshly
- Avoid mismatched flooring types between adjoining main-floor rooms — consistency reads as higher quality
What to avoid
Builder-grade laminate and low-end carpet are the two flooring types most likely to be flagged by buyers and inspectors as needing replacement soon. If you're planning to sell within the next couple of years, it's usually worth upgrading these before listing rather than letting a buyer negotiate a credit for it.
Our recommendation
If budget allows, hardwood in the main living spaces plus LVP in wet areas is the combination we see add the most value across the homes we work on. If budget is tighter, high-quality LVP throughout the main floor is a strong, defensible choice that still photographs and shows well.
